Notice of Public Hearing The Harrison Township Board of Zoning Appeals will hold a public hearing on Monday, October 19, 2026. The hearing will be held at the Harrison Township House located at 101 Railroad St, New Madison. The hearing will start at or as near as possible to 6:30 PM for the following case: BZA-Harrison-08-2026: A Conditional Use request by MARBILL FARMS LLC in accordance with Zoning Resolution Section 522 Wedding Venue to establish a wedding venue. The subject property is located at 345 State Route 121 in Harrison Township, Parcel ID G28-0-110-34-00-00-40200 and is zoned A-1 Agricultural. The applicants are requesting multiple Variances as part of their Conditional Use application as follows: (1) A Variance request from Section 522.02 (c) for the side yard setback to be less than 100 feet; (2) A Variance request from Section 522.02 (d) for the rear yard setback to be less than 100 feet; (3) A Variance request from 522.02 (e) that requires all venue development to occur upon the same parcel for parking to occur on an adjacent parcel; (4) A Variance request from 522.02 (e) that requires all venue development to occur upon the same parcel to allow egress on an adjacent parcel; (5) A Variance request from 522.03 in order to begin business hours at 8:00 AM instead of 9:00 AM; (6) A Variance request from 522.07 and Section 706.05 (B) in order for a free standing sign area to exceed the 25 square foot maximum size; and (7) A Variance request from 522.07 and Section 706.05 (D) in order for the free standing sign setback to be less than the minimum requirement of 10 feet from the right of way. Also, in accordance with Section 1003.01 Appeals, the applicant is requesting the Board's interpretation of "open burning" as defined in Section 522 and prohibited by Section 522.11 in regards to a fireplace with chimney and an open fire pit proposed for use with the wedding venue.
